On the developer's presale price lists the 159 m² Type B townhouses run from THB 8.95M (plots T24 and T25) to THB 13.5M (the corner T22); the 208 m² Type A from THB 11.3M to 13.2M; the two-bedroom Type C corners T1 and T2 and the 176 m² townhouse T3 THB 11.3M each; the pool villas V1–V3 THB 13M. Six plots are reserved: T5, T6, T11, T17, T21 and V4.

What is included in the price?

Accepted Answer

The swimming pool, the garden and the air-conditioners. Loose furniture is excluded; the developer offers packages of THB 550,000 for a two-bedroom townhouse, THB 650,000 for a three-bedroom townhouse and THB 950,000 for a villa.

How do I pay?

Accepted Answer

A reservation deposit of THB 300,000, then 35% on signing the contract within 30 days, 20% when the foundation posts are finished, 15% at the concrete structure, 15% at the walls and door frames, 10% at the floor finishing and 5% at painting, doors and windows together with the land transfer registration.

From the price lists: common area maintenance of THB 6,000 a month for a townhouse or THB 8,500 for a villa, payable a year in advance; a one-time sinking fund of THB 70,000 per plot; THB 20,000 for the electricity and water meters; and the transfer fee tax shared 50/50 between developer and buyer.

The developer's price lists do not set out the ownership structure. The usual routes for a foreign buyer of a landed home in Phuket are a registered land lease with the building owned outright, or a Thai company structure; we confirm the structure and its registration costs with Trinity Property in writing before you reserve.

The developer's price lists and brochure state no completion date; each plot is built and paid in stages from foundation to painting, with the land transferred at the final 5%. We confirm the build schedule for your plot in writing with the developer.

Type A townhouse 208 m² on 147–155 m² plots; Type B 159.3 m² on 105–168 m² plots; Type C two-bedroom 167 m² on 123–130 m² plots; the 176 m² townhouse on a 144 m² plot; the pool villa 202.35 m² on 170–207 m² plots. All have two floors, a private pool and parking.

On a lane between the 4030 highway and the 4024 rural road in Cherngtalay. The developer's map gives Blue Tree, Makro and Thalang Hospital at ten minutes, Boat Avenue and Porto de Phuket at fifteen, Bang Tao and Laguna beaches at twenty and the airport at thirty.
